In the current climate, as predicted earlier, it has become a buyers market.  A client of mine has recently successfully purchased a superp country property in Spain at a price that I didn’t think possible.  The country house / finca / farm / palace was on the market for 1.2 million euros.  The vendor accepted…. just over 500,000 euros !  So keep your eyes and ears open and search our database of properties for sale worldwide, you never know what you will find.

Buying Property Abroad?

There has never been a better time recently for investement overseas by buying  a property abroad

Because of the highly strung lending market, the slow down of the economy and the fiasco worldwide caused by the sub-prime mortgage lending debacle in the USA you would think that recovery would, as the “Experts” are predicting, take forever and a day. 

We at Buying Property Abroad are pleased to tell you that we are at last seeing a new spark of interest in the property market with a sudden influx of enquiries from The UK, USA and France . 

It is a Buyers Market at the moment so get out that cash from under the matress and invest now for the turnaround in five years time when it will, most likely become a sellers market once again.

The hyked up value of most European properties have been false in the last 3 years in the European property market, caused by a mixture of uncapped irresponsible lending by the banks giving sellers the balls to ask ridiculas prices and the willingness of the buyers to borrow amounts of cash vastly above their ability to keep up payments over the long term when it was obvious that once you were hooked, the banks would get greedy again and bang up the interest rates and look where we are now!

We at Buying Property Abroad (www.buying-property-abroad.org) have noted this week that in Spain for instance, many banks have been instructed by their head offices to not grant any more mortgages! The CAM bank in Fuengirola for example have approved only three mortgages this month! Three… what are the banks going to do?  Pause the economy , bury their heads in the sand and hope it will all go away by the time they stop quaking in their boots like jessies?  

So if the banks stop lending, despite America dropping the interest rate in a desperate bid to forestall and dissipate the ever increacing crisis, and no-one can get a mortgage, that means that the majority of potential home buyers are being castigated and frozen out of the property buying market for want of available lending.  Sales then drop, prices are forced down but still no-one can buy without available finance and the worldwide economy plummets faster than George.W.Bush’s popularity ratings.

So that then leaves us with a quandry.  Who is going to buy all this (now) cheaper property that millions of poor desperate souls are trying to offload?  Are the rich suddenly going to be richer although the poor will still remain…but poorer?.  Will the balance of power within society shift once again to the landed gentry, the haves and the have nots, the “lord of the manor” revisited? or, more likely, will someone take the initiative to open up the mortgage market again, take the risk again and start lending? 

The Banks, money lenders and major world governments got cold feet when they, for once, started to loose money.  Not that they haven’t had a damm good run at it and made more profit than you can shake a stick at but if they don’t shuffle their fat arses of the plush leather upholstery quickly then the few belated futile attempts that they have bothered to make at saving the world economy will be utterly wasted.

Of course we hope we are proven wrong.  We hope that Buying Property Abroad does not become a thing of the past and we hope that over the next four months we see a growth in house buyers confidence, sensible sustainable prices from the house sellers comparable to the market and we sincerely hope the banks can find, somewhere, the guts and wherewithall to bring the economy back into line with realistic interest rates, responsible lending and the injection of a little human understanding.

So next time you are planning a visit to your bank manager, take him a little present… SOME HEATED SLIPPERS TO FEND OF THE COLD FEET!

To sum up then.  Yes, things in the property market are slow and difficult at the moment but it will pass, the scenario above is not likely to happen but you can never be too sure!

BUT

The overseas property investment market is slowly moving now and whilst buyers are having to lower their prices in an attempt to lure buyers to their property offerings, high pricing is not really the problem.  It is a lack of confidence in the banks and money lenders, the market and potential future losses should it get worse. 

Sellers can be confident that there is an increasing stream of potential buyers starting to look at what is available and buyers can be assured that there are plenty of properties out there coming down to affordable prices for property investment opportunities.  All you need to do is look in the right place and that, my erstwhile friend is at

Buying Property Abroad 2008

Welcome to Buying Property Abroad 2008.

We, as many others are asking ourselves what 2008 will bring us in the way of goodies and surprises, disappointments and change.  What we do know is that here we are still in the first week of the year and already the hits are soaring and the enquiries flowing in.

Property sales and values have dropped once again in the UK, Spain is awaiting a new upsurge while Bulgaria, Cyprus, Morocco and Romania continue their upward trends.  Uncertianty over civil unrest in Turkey, whilst not causing an exodus of ex-pats has, understandably,  had some detrimental effects on sales there but on the up-side there are a few more properties to be had for the brave and optimistic property investor.

The USA remains fairly stable on the sales front notwithstanding the current hooha over the subprime mortgage lending circus but the markets in all countries where www.buying-property-abroad.org currently have property stocks have taken a slight upturn in the last month.  Our best guess for property investment this year are Spain for stability, Morocco for quality property at exeptional prices and the Dominican Republic for the exotic destination.  We shall see…
